Requirements For Renting A House In Wisconsin

 

Depending on the landlord renting a house in Wisconsin will require various requirements.  Most landlord's and house rental agencies will insist on a few common requirements.  First you must provide an application fee which may be about $35.00.  This pays the cost of the background and credit check.  Obviously the better credit and rental history you have will increase your chances of being approved to rent a house.  You also will need to have a rental record free of unlawful detainer claims which are filed when renters fail to pay rent on time.  Most landlords will not rent to someone with a history of late or non payment of rent.  In most cases to rent a house you will need to provide the first month rent and a security deposit equal to the first month rent which the land lord will hold.  When you are finished renting the house you will receive your security deposit back if the house is not damaged.  In Wisconsin you are also entitled to at least 1% interest on your security deposit.  It's fairly obvious but you must also read and sign a lease to rent a home.  Most leases will run for one year but this is negotiable so if you plan to stay longer you may be able to negotiate a fixed monthly rent spanning multiple years which will save you money the second or third year of your house rental.  Land Lords love stable renters so multi year leases may allow you to receive some savings on your rental.
